This tower was a JV between Prime Developments and Base Architects. The site is located in the heart of one of the highest-grossing economic hubs and the initiation of the site procurement was strategically approached with the community. This tower has an organic and flowing podium that elevates itself from street level with a forgiving slope to host walkways, grass and breakaway spaces for pedestrians to walk across uninterrupted by the building that has been introduced. This podium, elevating as it does, then forms a very generous atrium space below where retailers will be hosted (30 000m²).

Space was allocated for restaurants above the retail level as well as on one of the top floors. Offices directly above retail will depend on demand but large office pockets will be allowed to be sub-divided for smaller demand (20 000m²). The remainder of the space in the tower was divided between a 100 key boutique hotel and 1000 residential units. Once completed, this tower aims to be the tallest building in Africa.
